12,000 BTU is sized for 16 to 22 m². Below 15 m² choose 9,000 BTU instead — an oversized unit cools fast then switches off, leaving the room cold but damp. Above 22 m² step up to 18,000 BTU. Add roughly 10% if the room takes the afternoon sun, sits under a roof, or has a large window.
12,000 BTU is sized for rooms of about 16–20 m², such as a standard bedroom or a small living room. For a room under 15 m² the 9,000 BTU model is enough; above 22 m² you should step up to 18,000 BTU.
